It may be no secret to you that Craigslist can be an excellent source of leads for your roofing business. If you are not using Craigslist to generate roofing leads, you are missing out on a grand marketing opportunity.
But there are some rules that you must follow for Craigslist advertising to be effective. In this post, I will show you how to post on Craigslist effectively.
Do I post once per day? What about weekends? If it’s more than once per day to post, what are the best times?
Craigslist Terms of Service states, one post per 48 hrs. Best practices say that you should have one post per account per IP address per 48-hour period.
In each city, you should post enough per day to keep your ad visible. It’s having your ad on top that drives the phone calls. Some areas might need one post every 20 minutes’ others one every day to stay on top. You have to look at your market and what it’s doing to determine the best amount. Take for example in Houston; I have to post 30 times per day to keep my client’s phone number on top.
Do I need to change up the copy from city to city?
Every ad needs to be different because community flaggers (competition and others) will know it’s your ad and flag it just because you posted more than once in a 48 hour period. Plus you want to target to that city so that you look like a regular local roofing company – local phone number and mention the city name.
What preventative measures are they using to flag accounts? Would use one toll-free number flag?
Local phone numbers outperform a toll-free number. Anyone number (or any unique characters) can be tracked to your ad, and all ads ghosted/deleted/account suspended so rotate everything.
Anyone posting more than one per 48hrs is using a unique phone number for every ad. Otherwise, it would ghost/flag/suspend. Some of the most fundamental flagging issues are particular words in the copy “make money” and “work from home” had problems before.
I recently have removed all phone numbers from the body of text and now only place the phone number in the image. It is not possible for the algorithem to detect text in images.
If I am posting Craigslist ads in multiple cities, can I run the same post in different towns or do I need to change it?
Any ad whether in your town or not should be unique. The algorithm looks for duplicate content across all cities so a duplicate advertisement can get ghosted/flagged/suspended. I always use a different IP, so I don’t know the max, but I heard of 3 ads per IP/day is OK. Each city/category is different, and the algorithm always changes so what worked ten mins ago might not be now.
What do you recommend for a service to use local phone numbers?
For numbers, you can use Twilio, CallFire, Phone, TollFreeForwarding. I use CallFire and free Google Voice Numbers.
Since craigslist tracks IPs, how many cities can I post ads into before I need to change out IPs?
For some areas, you might need a local IP for that city to post, depending on the distance from post area to originating IP, e.g., NY can post to NY/NJ/CT with no problem, posting NY to CA has been a problem. Better to pay someone than figure it all out unless you have the time/discipline/interest.
